Aluminum vs. Steel Roofing Near the Coast: What the Warranties Say

Short answer: close to salt water, most Galvalume steel warranties stop covering the metal. The published cutoffs run from 1,500 to 2,800 feet from breaking surf, and less near bays and marshes. Some painted-steel finish warranties add their own 1,500-foot exclusion. On those lots, aluminum with a coastal-rated finish is the better fit. Farther inland, painted Galvalume is lighter on the budget and well proven.

Why the warranty asks how far you are from the ocean

Salt is the problem. The Metal Construction Association (MCA) notes that chlorides from seawater make strong electrolytes, which speed up corrosion. Steelscape adds that breaking surf throws salt into the air. How often rain rinses the roof also matters.

So every steel warranty draws a line. That is why a finish warranty registration asks how far the roof sits from the ocean. Answer in feet, measured on a map, not a guess in miles. A 1,500-foot limit is only about 0.28 mile, so “less than a mile” tells the warranty desk nothing. Then match your number to the exact warranty you will receive.

What real warranties say

These are sample warranties that manufacturers publish. Terms change, so get the current document for your coil before you bid.

Two more details matter on the shore. The Sheffield and Drexel steel warranties also exclude areas under constant or repeated salt or fresh water spray. Drexel’s also excludes spots rain never washes, such as soffits and the underside of eaves. It asks owners to wash those areas yearly.

Aluminum or Galvalume near salt water

Galvalume is steel with an aluminum-zinc coating. Its warranty promises that the panel will not rust through from normal weather. Inside the distances above, that promise is gone. Sheffield’s Galvalume warranty also says cut-edge corrosion is to be expected.

Aluminum has no steel core to rust. MCA notes that aluminum quickly forms a non-conductive oxide layer. Sheffield’s coastal finish warranty covers aluminum, while its coastal steel product must stay 300 feet back from surf and large bays. That makes aluminum the safer choice for oceanfront and bay-front roofs.

Aluminum does change the details:

  • It moves more. PAC-CLAD says aluminum expands almost twice as much as steel. A 30-foot aluminum panel can move about 7/16 inch over a 100°F swing, against about 1/4 inch for steel. Use floating clips or slip joints, and never pin both ends of a long panel.
  • Panels may run narrower. Sheffield engineers its 1.5-inch SnapLock 550 at 19 inches in steel but 15 inches in aluminum. Its 2-inch mechanical seam runs 18 inches in steel and 16 in aluminum. Narrower panels use more coil per square. See coil width and panel coverage.
  • It weighs less. .032 aluminum is about 0.45 lb per square foot against about 0.98 lb for 24 gauge steel. See the gauge and weight chart.
  • It still needs care. The coastal sample warranty requires a fresh-water rinse twice a year, with records kept.

Dissimilar metals: copper, fasteners and treated wood

Steelscape says galvanic corrosion usually traces back to the wrong fasteners or accessories. These rules come from MCA and Steelscape bulletins and from the warranty exclusions.

Copper runoff

Water running off copper attacks Galvalume, aluminum and zinc, even with no direct contact. MCA lists copper plumbing, HVAC equipment and pressure-treated wood as common sources. Every Galvalume warranty above excludes runoff from lead or copper. Steelscape also wants exposed copper grounding wire for solar and lightning protection insulated or sealed. Route rooftop AC condensate to a drain, not onto the panels.

Fasteners

Size matters as much as metal. MCA’s classic example is a galvanized nail in an aluminum roof. The small zinc coating sacrifices itself to the large aluminum sheet and soon rusts. An aluminum fastener in a galvanized roof poses no problem. In marine settings, MCA calls 316L the usual minimum for stainless parts. Steelscape warns that stainless hardware on metallic-coated steel can blister the paint in corrosive coastal air. It pairs stainless parts with aluminum panels instead. The Galvalume warranties above leave fastener choice to the buyer. Pick fasteners and clips the panel maker approves for the site.

Wood, pencils and gutters

MCA says preservative-treated lumber should not be used on metal roofs. Even untreated wood blocking traps moisture. Graphite pencil marks corrode aluminum and Al-Zn coatings, and Metal Sales excludes graphite contact from its warranty. Steelscape also warns against galvanized or Al-Zn gutters catching runoff from aluminum or copper roofs.

A quick decision guide for New Jersey jobs

  1. Oceanfront and barrier-island lots. Use aluminum with a coastal-rated PVDF finish. Plan the rinse schedule with the owner.
  2. Bay and marsh frontage. Measure the distance and compare it with each warranty. Sheffield uses 800 ft for a large bay and 400 ft for a marsh, while Drexel uses 1,200 and 600 ft.
  3. Inland, outside every exclusion. Painted Galvalume steel is fine. Choose the finish with Kynar PVDF vs. SMP vs. polyester.
  4. Any site. Keep copper off the roof or isolate it, and keep the coil tag numbers.

Questions to settle before you order

  • Which warranty documents come with this coil, and what distances do they use?
  • Does the coastal finish warranty require rinsing, and who keeps the records?
  • Which fasteners and clips does the panel maker approve for this exposure?
  • Will the trim, flashing and gutters be the same metal as the panels?
  • Is there any copper, lead or treated wood on or above the roof?

Register the finish with the warranty registration form and keep the distance you measured with the job file.

Quick answers

Does a better paint fix the distance problem?

No. One sample PVDF paint warranty has its own 1,500-foot salt-water exclusion. The substrate warranty is a separate document with its own limits.

Can I use stainless screws on Galvalume at the shore?

Steelscape warns against it in corrosive environments, because the coated steel around the stainless corrodes. It pairs stainless parts with aluminum panels.

Does an aluminum roof need maintenance?

Under the coastal sample warranty, yes. It requires a fresh-water rinse at least twice a year, with records kept.
